How it works
How Socialoop runs a realtor's Instagram
Socialoop is a Telegram assistant that turns a listing shoot into Instagram posts. You send photos and videos of an apartment, villa or house; the bot picks the best shots, builds a carousel, a walkthrough reel and stories in your brand style and writes the caption. Nothing goes out without your “Publish”.
- 01
Send the listing shoot
Photos and videos into the chat as files from your gallery, without compression, or as a Google Drive folder link.
- 02
Get ready posts
A carousel of the best shots, a walkthrough reel in the order you walked the property, and stories. Captions in your buyers' languages.
- 03
Tap “Publish”
Or approve the week with one tap — posts go out on their own, to plan.
Weekly plan
A realtor's week.
One tap.
The bot builds posts to plan — you approve them all at once, and they go out on their own.
What to post
Series that bring in leads.
- 01
New listing
A carousel: the strongest shot first — the view, the living room or the façade — then the rooms in order, the floor plan last.
- 02
Walkthrough reel
A short reel from your videos: from the door to the balcony view. It makes sense even on mute.
- 03
The neighbourhood
Beach, schools, metro, cafés nearby. A buyer from abroad chooses the area as much as the apartment.
- 04
Deals and keys
“Sold” or “Rented”: keys and happy clients — with their consent. The best proof you close deals.
- 05
Market and prices
The takeaway of the week: where rents grow, what gets cheaper. Your numbers — the bot never invents them.
- 06
You and your team
Who you are, how long you've been in the market, which areas you know best. People buy property from people.
Socialoop knows these series: it plans the month for your niche and country and tells you what to shoot.
Advertising rules
What every property ad must include.
Socialoop writes captions to your country's rules. It never invents permit or licence numbers — it asks you.
Dubai
Any ad to sell or rent a property — on portals, websites and social media — needs a Dubai Land Department (DLD) permit via Trakheesi. The permit number and its QR code go in the ad.

New York
Every ad states that you're a broker or gives the brokerage name, its address or phone number and the type of licence. The rule covers online advertising too.

Florida
Every ad carries the full licensed name of the brokerage; online — next to the contact details.

USA, all states
The Fair Housing Act bans ads showing a preference based on race, colour, religion, sex, disability, familial status or national origin: “perfect for a couple without kids” breaks it.

France
A rental ad shows the town, living area, monthly rent and charges, deposit, whether it's furnished and the energy class (DPE). The DPE class is also required in sale ads.

Realtor FAQ
Does Instagram bring real estate leads?
Yes. In the National Association of Realtors 2025 survey, 39 % of agents named social media their top source of quality leads — ahead of CRM (23 %) and the MLS (17 %). 75 % of respondents use social media.
How many posts a week does a realtor need?
To start, 3–4 feed posts and stories almost every day: new listing, walkthrough, neighbourhood, deal. Consistency beats volume. Solo includes up to 8 feed posts a month, Standard up to 15, Active up to 30.
Can I post a Dubai listing without a Trakheesi number?
No: any sale or rental ad, including social media posts, needs a DLD permit, and the permit number and QR code go in the ad. Socialoop never invents the number: if you haven't sent it, the bot reminds you and leaves the price and exact address out of the caption.
What must an ad include in New York and Florida?
In both states — the brokerage name; in New York also its address or phone number and the licence type. Add them when you connect — the bot uses them in captions, and asks if they're missing.
How should I shoot a property on my phone?
In daylight, curtains open and lights on; from the corners of rooms, phone at chest height, verticals straight. Video — slowly, in one pass from the door. Send 10–20 photos and a couple of videos — the bot picks the best and drops duplicates.
Which languages are the captions in?
Your buyers' languages: English, French, Italian, German, Ukrainian and Russian. Two at once if you like — for example English and Russian in Dubai.
How is Socialoop different from a social media agency?
An agency in Dubai charges AED 5,000–15,000 a month (≈ €1,200–3,500), a freelancer in the US around €700–1,300 (our survey of public price lists, October 2026). Socialoop starts at €29 a month: you shoot, the bot does the selection, editing, captions, plan and publishing. It doesn't run ads or answer DMs.
How much does it cost?
Free for 14 days, no card needed. Then a subscription per Instagram account: from €29 a month in Europe ($29 in the USA), with its own price in other countries — see the pricing page. Pay with Telegram Stars in the bot or by card.
